Bonaventure waterfront home in Cleveland

Bonaventure is a waterfront home in Cleveland, built by Lindon Homes around a close connection between indoor living, outdoor entertaining and the canal. Doyen managed the Council assessment process for the proposed siting, addressing the relationship between the home, its neighbours and the revetment wall.

The proposal placed parts of the development within the nine-metre waterfront setback considered during assessment. Our planning submission examined the surrounding canal-side development and explained how the proposed layout could sit consistently with neighbouring properties. Supporting that position also required detailed engineering evidence about development near the wall.

Council’s information request focused on two issues: privacy beside the proposed deck and elevated terrace, and the structural relationship between the development and the revetment wall.

Doyen coordinated a response that combined design amendments with specialist evidence. Revised plans introduced screening landscape strips along the rear side boundaries and removed a small side-deck section. The engineering response included soil investigation, stability analysis, certified structural details and evidence about loading on the wall.

An important part of that work was obtaining the wall’s as-constructed drawings. Incorporating those details into the engineering plans demonstrated adequate clearance between the proposed pool and the wall footings, resolving that concern without moving the pool in the submitted design.

Redland City Council issued its conditional referral response on 4 September 2019, with the revised architectural and engineering plans forming part of the response. This resolved the Council referral stage; a separate building approval was still required.

Bonaventure shows the value of testing a waterfront design against the site’s actual infrastructure and assessment requirements. Doyen brought the planning response and specialist inputs together to address Council’s concerns while retaining the key waterfront elements of the proposal.
