Doyen guided this five-lot residential subdivision in Birkdale from planning and development approval through to delivery coordination and plan sealing. Our involvement connected the subdivision design with the practical work needed to deliver the lots, keeping the planning, engineering, servicing and approval requirements coordinated throughout.
The site’s long, narrow shape meant the layout needed to do more than accommodate five new boundaries. Each lot required suitable space for a future home, together with shared vehicle access, drainage and essential services extending from the street to the rear of the property.

During assessment, Council raised concerns about the proposed lot sizes and the usable land remaining once access easements were taken into account. Doyen coordinated an amended layout that retained the five-lot outcome while addressing those concerns. The response also brought together specialist advice on waste collection, emergency access and stormwater management.
Practical refinements included removing the redundant driveway crossover to provide sufficient room for kerbside bin collection, adjusting site levels to direct runoff towards the drainage system, and establishing an appropriate ownership arrangement for the private fire-service infrastructure. Resolving these details alongside the lot layout helped progress a subdivision that could be delivered and serviced.
Redland City Council approved the subdivision and associated operational works in January 2026, subject to conditions. Doyen then continued in a development management role, coordinating the consultants, contractors and service authorities through the delivery stage.
This included coordination of demolition, civil works, the shared concrete driveway, water and sewer connections, and electricity and telecommunications requirements. We also brought together the survey, easement documentation and evidence of compliance with approval conditions needed for the plan-sealing application.

Council accepted the civil works as compliant and on maintenance in August 2026, followed by approval of the subdivision plan in September 2026. The project demonstrates Doyen’s ability to carry a subdivision beyond the initial approval, maintaining continuity through the delivery and plan-sealing stages.
