Small Lot Home Approval, Camp Hill

Pinecroft is a new family home on a 405-square-metre lot in Camp Hill’s traditional building character area. Doyen managed the planning application for a design that combined family living and outdoor space with a prominent front carport, while responding to the established character of the street.

Our initial assessment addressed the carport setback, building length and site coverage, explaining how the proposal could achieve the planning scheme’s intended outcomes on a compact site. During Council’s review, three further matters required attention: the carport door, the balcony balustrade and the driveway’s proximity to an existing street tree.

Doyen’s response combined targeted design changes with a detailed planning justification. The carport door was revised to horizontal battens with 50 per cent transparency, addressing Council’s concern about a solid door dominating the frontage while retaining an enclosed entry to the carport.

For the balustrade, we made the case for retaining the proposed design. Our response examined the home’s verandah, roof forms, cladding and other traditional features, explaining how the overall design complemented nearby character homes without needing to replicate every historical detail. Comparable Council approvals supported that assessment, and we clarified the proposed balustrade material.

The team also reversed the floor-plan arrangement to move the driveway away from the street tree, allowing the tree to be retained.

Brisbane City Council approved the application on 21 February 2022. The approved drawings retained the selected balustrade and recorded the revised carport treatment. Pinecroft demonstrates a considered assessment response: adapting the elements that needed to change while presenting a clear, evidence-based case for the design features worth retaining.
