Expanding an established practice can require changes well beyond the consulting rooms. For Ethos Orthodontics at 44 Middle Street, Cleveland, Doyen managed the planning application for building extensions and improvements while working through a constrained access arrangement.
The existing driveway relied on a narrow, 2.5-metre-wide easement between buildings. Council questioned how vehicles entering and leaving the rear car park could pass safely, including delivery and emergency vehicles.
Working with the traffic engineer and architect, Doyen progressed a revised arrangement providing access through the adjoining property to Kyling Lane. This allowed vehicles to leave through the rear laneway rather than exit onto Middle Street through the narrow driveway. The supporting traffic assessment demonstrated improved circulation and a workable route for service vehicles.
Redland City Council approved the development in July 2023, including six on-site parking spaces, one of them accessible, and the associated access requirements.
Our involvement continued after that decision. During detailed design, investigations could not locate the underground drainage infrastructure shown on Council’s mapping. The approved drainage strategy therefore needed to change.
Doyen worked with the civil engineer and Council to progress an alternative discharge arrangement to Kyling Lane and obtained a minor change approval in March 2024. We also progressed the associated easement and road-dedication requirements through to Council’s survey-plan approval in February 2025.
The project demonstrates the importance of carrying planning advice through into delivery: resolving access at the application stage, responding when site investigations uncover different conditions, and completing the subsequent approval steps.
