Pavilions on Binnacle brings a single-level home, pool and outdoor bar pavilion together on a canal-front site in Raby Bay. Doyen managed the planning application, working with Heisig Constructions, the building designer and engineers to support a layout that makes the waterfront part of everyday living.
The planning challenge extended beyond a reduced setback. Parts of the proposal sat within the nine-metre canal setback assessed under the planning scheme. Council needed evidence that the design would protect the revetment wall, allow access for its future maintenance and address nearby sewer and stormwater infrastructure. The relationship with neighbouring waterfront properties also needed careful consideration.
Our planning submission explained how the layout responded to neighbouring buildings and views, including the position of the open pavilion near the centre of the site. During assessment, Doyen coordinated a detailed response supported by amended architectural drawings and foundation designs from STA Consulting Engineers.
The response brought together the required pier depths, wall-maintenance access, pool-boundary treatment and clearances to underground services. Design amendments also removed the proposed gatehouse and front boundary fence from the application to address infrastructure concerns.
Redland City Council approved the planning application on 26 August 2024, subject to conditions incorporating the revised drawings and engineering requirements. This supported the home’s waterfront layout while setting out how the affected structures and infrastructure were to be managed.
The project demonstrates the coordination behind a successful waterfront proposal: making the planning case for the design while ensuring that the engineering evidence and final drawings address the same site constraints.
